Fees and Charges
There are various fees and charges associated with renting a property that you should be aware of when considering making an offer on a property available through us.
Deposit of Intent
When making an offer that has been accepted subject to referencing and contract a deposit of intent in the sum of £400.00 is required so the property is taken off the market. This amount will be off-set against your six week deposit. In the event of the referencing being unsuccessful and your offer is declined by our client it will be refunded in full.
A deposit of six weeks rent will be required. This deposit will be protected with My Deposit tenancy deposit scheme during the term of the tenancy.
Preparation of tenancy agreement, extensions and variations
A charge of £144.00 inclusive of VAT for the tenancy agreement is split equally between the landlord and tenant, i.e. a cost of £72.00 inclusive of VAT for each party.
A charge of £72.00 incluisive of VAT for an extension to the tenancy agreement is split equally between the landlord and tenant, i.e. a cost of £36.00 inclusive of VAT for each party.
Any variation required to the tenancy agreement will incur a charge of £144.00 inclusive of VAT.
This charge of £51.00 inclusive of VAT per person or £120.00 inclusive of VAT per company is payable by each person or company named as tenant on the tenancy agreement to cover the cost of referencing. Referencing is carried out by an independent referencing agency including establishing the right to rent in the UK. The charge will not be refunded if negotiations are unsuccessful and references have been undertaken.
The inventory check-in and check-out is carried out by an independent inventory company. The charge is split equally with the Landlord and the Tenant. The cost depends on the size of the property and whether or not it is furnished.
